Greece's Golden Visa is the most affordable EU residency programme with no minimum stay. Property from €250K (heritage), 5-year permits, and a citizenship path after 7 years of full residence. We'll surface the real zoning, tax, and price-tier trade-offs first.
Greece Golden Visa Overview
Greece's Golden Visa programme (Law 4251/2014) remains the most affordable EU residency-by-investment route in 2026. Real estate from €250,000 in heritage and conversion projects. Funds, bonds, and bank deposits as alternative routes. Zero stay requirement to maintain the permit. Spouse, children up to 24 (with study extensions), and parents of both partners - all included.
The trade-off is the citizenship path: 7 years of genuine residence (183 days/year) plus a Greek language and culture exam. Most clients keep Greek residency as a flexible EU base while building citizenship elsewhere. Athens property remains a strong yield play with 7.8% YoY appreciation into Q3 2024 and 4–5% rental yields.
Greece Golden Visa Investment Routes
All three Greece Golden Visa routes are real estate-based. The right tier depends on location preference and budget - from €250K heritage conversions anywhere in Greece, to €400K standard regions, to €800K in Athens and the premium islands.

How It Works
A qualifying investment - most commonly Greek real estate - earns a five-year renewable residence permit for the whole family, with Schengen access and no requirement to live in Greece. The permit renews indefinitely while the investment is held. Property must generally be a single unit of at least 120 m².
Can include
Who It Suits
Clients who want a tangible EU real-estate asset alongside residency
Those who value zero stay requirement and Schengen access over a fast passport
Budget-sensitive clients who genuinely fit the €250k conversion route
